The Financial Conduct Authority (FCA)

The FCA is the independent watchdog that regulates financial services. This document has been designed by the FCA to be given to consumers considering buying certain financial products. Use this information to decide if our services are right for you.

Whose products do we offer?

Insurance

We offer products from a range of insurers for Life, Critical Illness Cover, Income Protection, ASU, Whole of Life, Family Income Benefit, and Buildings and Contents Insurance

Mortgages

We offer mortgages from the whole market including both first and second charge mortgages, and with the exception of deals you can only obtain by going direct to the lender.

Which service will we provide you with?

Insurance

We will advise and make a recommendation for you after we have assessed your needs for Life, Critical Illness Cover, Income Protection, ASU, Whole of Life, Family Income Benefit and Buildings and Contents Insurance

Mortgages

We will advise and make a recommendation for you on mortgages after we have assessed your needs.

Additional borrowing

You should be aware if you are considering raising additional funds secured on your property, other options may be available and may be more appropriate for increased borrowing, such as:

  • A further advance from your existing lender
  • A second charge mortgage
  • A new first charge mortgage or unsecured lending

What will you have to pay for our services?

Insurance

No fee for Life, Critical Illness Cover, Income Protection, ASU, Whole of Life, Family Income Benefit and Buildings and Contents Insurance.

You will receive a quotation which will tell you about any other fees relating to any particular insurance policy.

Mortgages

We do not charge a fee for mortgage advice, however, we do charge an administration fee for processing each of your mortgages. Our typical fee can vary from £295 to £495 depending on the complexity of your application and application type. For Bridging & Commercial finance products we can charge up to 0.5% of the loan amount. We also receive commission from the lender.

Refund fees

If we charge you a fee, and your mortgage does not go ahead, you will receive:

No refund – If you decide to cancel the application or your application does not progress through to completion. you wil not receive a refund of any fee we have charged.

Who regulates us?

Dahleys Financial Services is a trading style of Mortgage Saving Experts Limited, 47 John Ireland Way, Washington, Pulborough, West Sussex. RH20 4EP is authorised and regulated by the Financial Services Authority. Our FCA Register number is 779662.

Our permitted business is mortgages, secured loans, bridging finance, and Life, Critical Illness Cover, Income Protection, ASU, Whole of Life, Family Income Benefit and Buildings and Contents insurance.

What to do if you have a complaint

Are we covered by the Financial Services Compensation Scheme (FSCS)?

Insurance

Advising and arranging of long term insurance products for the death or incapacity of the policyholder due to injury, sickness, or infirmity [or compulsory classes of insurance and professional indemnity cover] is covered for 100% of the claim, without any upper limit.

For all other types of policy, insurance advising and arranging is covered for 90% of the claim, without any upper limit.

Mortgages [and Equity Release Products]

Mortgage advising and arranging [and Equity release advising and arranging] is covered for 100% of £85,000.

Should we ask you to provide certain information by which you can be identified, then you can be assured that it will only be used in accordance with this privacy statement.

How we use cookies

4. Anti Money Laundering checks will be carried out prior to submitting your application

5. Any lender or insurance provider or third party to obtain finance or arrange an insurance contract for you. Your consent is asked prior to us sharing information with lenders and providers

You may request details of personal information which we hold about you under the General Data Protection Regulation 2016 (GDPR). A small fee will be payable.
